Conceptual Site Layouts
When a client needs to develop a piece of property, we look at it from many
aspects.We will lay out several designs and present them to our client for input
and discussion. We will point out the possible difficulties, along with the
advantageous natural qualities of the site. We will attempt to maintain what is
there, and blend the new layout with the existing. We provide rendered site
drawings for use in presentations.
Platting
If a client needs to subdivide some property, we can create an efficient and
friendly layout. We will do our best to maintain many of the natural features of
the property, where desired or necessary. We can take care of the drawings and
filing, and even have close relationships with several surveyors, should the
governing body require a surveyors approval.
Master Planning
As populations swell, and existing infrastructure reach their peak, plans need to
be made for expansion. Zoning needs to be adjusted and future trends need to be
planned for. We can provide an unbiased view into what needs to be done for the
whole community.
Water and Sanitary Sewer Designs
New construction almost always requires an extension, in some form, of water and
waste services from the publicly provided lines. We can work with the city and
determine what the best course of action would be, should a client need to
extend public lines or simply tie into what is readily available.
Drainage Studies
In every new development there is often a requirement for a drainage study. The
city will often require us to analyze the existing and proposed conditions of
the property and determine how we are impacting the storm water runoff. We study
the property and determine if detention will be needed, and how much. We can do
our best to limit the need for detention or lower the impact of the development
with newer techniques and methods, and when possible, we will do what we can to
implement such concepts.
Storm Sewer Designs
Often the most need for storm sewer design is a culvert at the driveway. Falling
hand-in-hand with drainage studies, we determine how much storm runoff is
flowing through or past the property, in order to determine the optimum size of
the culvert(s) to be placed. When an intensive layout is needed, we can develop
a more stringent drainage study to encapsulate all the water from the site, and
split it up to take it from the site into the public systems available or to
store it in underground tanks for reuse.
